House Demolition Checklist Sydney — Everything You Need to Do

Planning a house demolition in Sydney for the first time can feel overwhelming. Here's a step-by-step checklist that covers everything from the initial planning stage through to site handover — so you know exactly what's coming and nothing gets missed.

1. Decide Your Scope

Before anything else, decide what exactly you're demolishing. Full knockdown? Partial demolition? Just a garage or outbuilding? Your scope determines what approvals you need, what asbestos testing is required, and what the demolition will cost.

2. Get a Demolition Quote

Get at least 2–3 written, fixed-price quotes from licensed demolition contractors. Make sure each quote clearly includes: asbestos removal (if required), all debris removal, site levelling, demolition certificate, and any CDC or approval fees. Don't compare on price alone — check the licence number and reviews.

3. Asbestos Assessment

If your home was built before 1990, arrange an asbestos inspection before demolition begins. Your demolition contractor can organise this. If asbestos is found, it must be removed by a licensed contractor before structural demolition starts.

4. Notify Your Neighbours

Give your neighbours written notice at least 5 business days before works start. This is a legal requirement in NSW. Your demolition contractor should provide a template notification letter — or use our template available on request.

5. Disconnect Utilities

Contact your electricity, gas, water and telecommunications providers to arrange disconnection before demolition. Start this process as early as possible — it can take 10–15 business days. Your demolition contractor can advise on the process.

6. Obtain CDC or DA Approval

Most Sydney residential demolitions proceed under a CDC. Your demolition contractor handles this — it typically takes 5–10 business days from a private certifier. If a DA is required, allow 6–16 weeks.

7. Demolition Day

On demolition day, make sure the site is clear of all personal belongings, vehicles and people. A safety exclusion zone will be established. Most house demolitions take 2–5 days.

8. Receive Your Demolition Certificate

On completion, your contractor issues a demolition certificate. You'll need this for your building permit application. Make sure you receive it before your contractor leaves site.
