DA vs CDC — What's the Difference?
In NSW, most development (including demolition) requires either a Development Application (DA) through your local council, or a Complying Development Certificate (CDC) through an accredited certifier. A CDC is faster and cheaper — if your demolition qualifies, it's the preferred route.
When Can You Use a CDC for Demolition in NSW?
Most standard residential demolitions in NSW can proceed under the Exempt and Complying Development Codes. A CDC for demolition can typically be obtained within 10 business days from an accredited certifier and doesn't require council involvement. To qualify, the property generally needs to:
- Not be heritage listed or in a heritage conservation area
- Not contain State Significant heritage items
- Not require tree removal that itself needs council approval
- Be a standard residential property not subject to special overlays
When Do You Need a DA?
A DA through council is required for demolition when:
- The property is heritage listed or in a heritage conservation area
- The demolition involves State Significant development
- The demolition is linked to a new development that requires a DA
- The property has specific planning overlays that require council consent
