Do You Need a Permit to Demolish in NSW?

Yes — in most cases, some form of approval is required before demolishing a structure in NSW. The good news is that most standard residential demolitions can be approved quickly and cheaply under the Complying Development Certificate (CDC) pathway, without needing full council approval.

CDC vs DA — What's the Difference?

Complying Development Certificate (CDC) — A fast-track approval issued by a private certifier, usually within 10 business days. No council involvement required for standard cases. This is the preferred route for most Sydney residential demolitions.

Development Application (DA) — A full council application required when the site or project doesn't meet CDC criteria. Takes longer (6–16 weeks) and costs more, but is sometimes unavoidable.

When Can You Use a CDC for Demolition?

  • Standard residential property not in a heritage conservation area
  • No State Significant or locally listed heritage items on the property
  • Demolition not linked to a development that itself requires a DA

When Do You Need a DA?

What About Asbestos?

Asbestos removal is regulated separately by SafeWork NSW. It must be removed by a licensed contractor before demolition begins, with a clearance certificate provided. This is separate from your DA or CDC — it's a regulatory requirement regardless of what approval pathway you use.
