Dust and noise complaints are the fastest way to get a demolition site shut down. Here's how it's actually managed.

Noise and dust control aren't optional extras on Sydney demolition sites — they're regulated by NSW EPA, SafeWork NSW, and Council consent conditions. Mismanage them and you face stop-work orders, neighbour complaints, and EPA penalty notices.

Dust Suppression Methods

  • Water spray during demolition: standard practice — a constant fine spray on the demolition face
  • Wetting down stockpiles: rubble pads kept damp until removed
  • Truck wheel wash on exit: required where mud/dust would track onto public roads
  • Hoarding / shadecloth screens: reduce wind-borne dust to neighbours
  • Stop work in high winds: demolition typically stops if winds exceed ~40 km/h with dust risk

Asbestos Dust — Stricter Controls

If asbestos is present, dust controls are non-negotiable: wetted at all times during removal, sealed wrapping for transport, exclusion zones, and air monitoring on Class A friable jobs. A clearance certificate is required before the area can be reoccupied.
