The week before your demolition matters more than you'd think. Done right, the job runs smooth and finishes on time. Done badly, your crew sits on site burning your money while you chase Sydney Water on the phone.
4 Weeks Before — Lodge Service Disconnections
Service disconnections are the #1 cause of delays. Lodge requests with:
- Sydney Water: water and sewer disconnection — allow 4–6 weeks
- Ausgrid (or your network): power disconnection and meter removal — allow 2–4 weeks
- Jemena: gas disconnection — allow 2–3 weeks
- NBN/Telstra: pit/cable removal if affecting the site — allow 2 weeks
Confirm in writing before we mobilise. We can supply the contractor letters they need.
2 Weeks Before — Permits, Insurance & Neighbours
- CDC or DA approval issued and on file
- Asbestos survey complete (we supply this)
- Notify both adjoining neighbours in writing — date, hours, contact number
- Confirm builder/architect contact details if it's a KDR
- Check your home insurance — most policies require notification
1 Week Before — Remove Everything You Want to Keep
- Personal items, fittings, fixtures (light fittings, taps, mantles, garden statues)
- Plants you want transplanted
- Letterbox numbers, address plates, signs
- Anything claimable on insurance later
- Salvageable items — copper pipe, hardwood, antique doors — let us know if you want these set aside
Once we start, what's on site goes in the bin. Save it now, not later.
Day Before — Final Walk-Through
- All services confirmed disconnected in writing
- Pets, vehicles and trailers moved off site
- Driveway and parking clear for our excavator float
- Gates unlocked or keys provided
- Asbestos signage in place (we bring this)
Frequently Asked Questions
Do I need to be on site during the demolition?
No. You only need to be available by phone in case something unexpected comes up.
What if my services aren't disconnected on time?
We won't start. Demolishing live services is illegal and dangerous. If disconnection is delayed, we rebook to the next available slot.
Can I keep the bricks from my old house?
Yes — let us know upfront so we can set them aside in a separate pile.
